Real Estate mandates are bespoke investment arrangements through which an institutional or professional investor entrusts a portfolio of properties—or the creation of one—to a specialised manager. The mandate reflects the investor’s strategic objectives in terms of sector focus, geography, risk profile and sustainability goals. It may cover residential, healthcare, logistics, office or mixed-use assets and include acquisition, development, optimisation and long-term asset management activities.
Mandates take different forms. A build-up mandate involves constructing a portfolio from the ground up. An existing portfolio mandate transfers an established property portfolio to a professional manager for optimisation and active management. A hybrid structure combines both, while club / pooled mandates offer a framework for several institutional investors to follow a joint strategy under shared governance.
A mandate begins with a clear definition of investment guidelines, governance arrangements and reporting requirements. Leveraging its long-standing experience, Patrimonium can advise on the development of a robust portfolio strategy. Investment guidelines include e.g. sector allocation, regional focus, risk parameters, ESG criteria and the investor’s involvement in investment decisions. The operational structure is defined at the outset, including valuation standards, financial planning, risk management and communication channels.
In most cases, the properties are held directly by the investor or through an entity fully owned by them. This approach ensures transparency and governance control. Larger or more complex mandates may be structured through a dedicated investment vehicle, which centralizes ownership, financing and reporting.
Once the structure is in place, the manager sources and evaluates properties, conducts due diligence, executes transactions, oversees operations and capex projects, and provides regular financial, operational and ESG reporting.
