Ad-hoc announcement pursuant to clause 16 of the BX Swiss Listing Rules
Crissier, 11 May 2026 : Patrimonium Urban Opportunity Ltd. (BX Swiss: PATRI) publishes its 2025 annual results reporting a significant increase in net profit. The company benefited from increased rental income, decreased operating expenses, and a favorable revaluation of its investment properties.
Operating income rose by 1.6% vs. previous year to CHF 13.75 million (31.12.2024: CHF 13.53 million), supported by letting efforts, the delivery of a new property located at Bussigny, Mochettaz 7, and the indexation of lease contracts.
Operating expenses decreased by 5.2% vs. previous year to CHF 5.68 million (31.12.2024 CHF 5.99 million). On one hand, property expenses rose, mainly reflecting the addition of the new building in Bussigny and the increase of non-recoverable heating and ancillary costs. Maintenance costs remained in line with forecasts. On the other hand, other operating expenses decreased, as the prior year had been adversely impacted by provisions for doubtful debtors.
This resulted in the improvement of the operating result before revaluation by 7.3% to CHF 8.07 million (31.12.2024: CHF 7.52 million).
The real estate portfolio value grew from CHF 261.1 million to CHF 279.4 million, driven by CHF 16.0 million in investments and CHF 2.3 million in revaluation gains.
With this, the company improved its profit for the period by 41.5% to CHF 7.4 million (31.12.2024: CHF 5.23 million).
In the reporting year, the debt ratio increased to 47.80% (31.12.2024: 47.59%). The average debt maturity increased to 3.12 years (31.12.2024: 2.66 years), and the weighted average interest rate decreased to 1.73% (31.12.2024: 1.85%).
The company’s NAV increased by 6.5% to CHF 121.2 million (31.12.2024: CHF 113.8 million) over the last 12 months, with NAV per share rising to CHF 3.18 (31.12.2024: CHF 2.99), reflecting the robust operational performance.
