Ad-hoc announcement according to Art. 16 LR BX Swiss AG
Urdorf, October 13, 2022: BX-listed Patrimonium Urban Opportunity AG (or the “Company”) publishes today its semi-annual results for the period ending 30.06.2022. In comparison with the first semester 2021, operating income increased by more than 25% and net income before revaluation of investment properties tripled. Furthermore, Patrimonium Urban Opportunity AG increased its Net Asset Value per Share to CHF 2.77.- as at 30.06.2022. The Company has an active and highly selective acquisition and development strategy focused on targeted real estate opportunities in attractive macro- and micro-locations in urbanizing areas.
Patrimonium Urban Opportunity AG further diversified the tenant base of the portfolio in the last 6 months. Now, the 10 major tenants contribute to 65% of total income. Major efforts have been undertaken to negotiate and conclude additional long-term rental contracts mainly in the properties in Bussigny, Rente 26 and Geneva, Voie Creuse 16. With this, the asset management team substantially increased the operating income and further decreased the vacancy rate from 6.27% (31.12.2021) to 5.71% per 30.06.2022 and substantially increased the net income before revaluation of investment properties.
Since the beginning of the year, the market value of the properties has increased from CHF 222,939,026 to CHF 227,258,365, which mainly reflects the investment in the ongoing renovation projects in the properties in Bussigny, Rente 26 and Geneva, Voie Creuse 16. As a result, the Net Asset Value per share increases from CHF 2.73 to CHF 2.77 as of 30.6.2022. The Company was able to further expand its asset base and future project pipeline by acquiring a plot with 25,696 m2 of land in Bussigny.
As at 30 June 2022, Patrimonium Urban Opportunity AG’s portfolio consists of 9 properties. The assets are located in 3 urban areas: Geneva, Lausanne, and Zürich. These target regions benefit from attractive economic conditions, which give the necessary tailwind for a long-term development of the portfolio.
