Ad hoc announcement pursuant to clause 16 of the BX Swiss Listing Rules
Crissier, 18 September 2025: Patrimonium Urban Opportunity Ltd. (BX Swiss: PATRI) publishes its 2025 semi-annual report and announces solid results for the period. The company benefited from increased rental income, stabilized operating expenses and a favorable revaluation of its investment properties.
Operating income rose by 7.2% to CHF 7.0 million (30.06.2024: CHF 6.5 million), supported by letting efforts, the delivery of a new property located at Bussigny Mochettaz 7 and the indexation of lease contracts.
Operating expenses decreased by 0.9% vs. previous year. On one hand, property expenses rose to CHF 1.9 million (30.06.2024: CHF 1.7 million), mainly reflecting the addition of the Bussigny Mochettaz 7 building. The increase also includes non-recoverable heating and ancillary costs, in line with the contractual transition from a triple-net-lease to a standard commercial lease. Maintenance costs were consistent with forecasts. On the other hand, other operating expenses decreased to CHF 1.2 million (30.06.2024: CHF 1.4 million).
This resulted in the improvement of the operating result before revaluation by 15.3% to CHF 3.9 million (30.06.2024: CHF 3.4 million).
The real estate portfolio value grew from CHF 261.1 million to CHF 269.8 million, driven by CHF 5.7 million in investments and CHF 3.0 million in revaluation gains.
With this, the company improved its profit for the period by 58.7% to CHF 5.0 million (30.06.2024: CHF 3.2 million).
In the reporting year, the debt ratio decreased to 46.44% (31.12.2024: 47.59%). The average debt maturity increased to 3.54 years (31.12.2024: 2.66 years), and the weighted average interest rate decreased to 1.74% (31.12.2024: 1.85%).
The company’s NAV increased 4.4% to CHF 118.8 million (31.12.2024: CHF 113.8 million) over the last six months, with NAV per share rising to CHF 3.12 (31.12.2024: CHF 2.99), reflecting the robust operational performance.
