PATRIMONIUM SWISS REAL ESTATE FUND (PSREF) closes a successful 2021/22 financial year and plans a new capital increase.
The Fund, listed on the SIX Swiss Exchange, pursues its development and closes the financial year with a very good investment return of 7.56%. Rental income increased from CHF 44.84 million to CHF 47.55 million in the financial year and net asset value (NAV) per unit after distribution grew from CHF 139.97 to CHF 146.76. A dividend of CHF 3.80 is paid out.
The Fund closes the 2021/22 financial year on 31 March 2022 with a CHF 2.72, or 6% increase in income. This increase is mainly due to new rentals and rent adjustments from completed projects and renovations.
The market value of the properties has also increased from CHF 1,059,278,000 to CHF 1,133,699,900.
As at 31 March 2022, the PSREF portfolio consists of 54 residential properties, 9 mixed-use properties and 6 commercial properties. According to Wüest Partner, the average rent increase potential for the residential portion of the portfolio properties amounts to CHF 32/m2 per year.
The debt financing ratio as per 31.03.2022 is 23.94% (31.03.2021: 23.36%) with an average interest rate of 0.86% (previous year: 1.06%).
The withholding tax-free dividend of CHF 3.80 per unit will be paid out on 13.07.2022 (ex-date: 14.06.2022).
Capital increase planned for June / July 2022
The Fund plans to carry out a capital increase between 22 June and 06 July 2022. Detailed information on the transaction such as issue price, subscription ratio and subscription period will be announced shortly before the capital increase.
