All three investment groups “Residential Property Switzerland”, “Healthcare Property Switzerland” and “Sustainable Infrastructure (evergreen)” recorded growth in the first half of 2026. The Sustainable Infrastructure investment group achieved a net TVPI of 1.11x and plans to make its first distribution of around 4% to investors in early 2027.
Higher returns and significantly lower rental shortfalls in the residential portfolio

In the first half of the year, six residential properties were acquired for a total of CHF 69.3mn in the cantons of Zurich, Geneva, Basel-Stadt and Aargau, and a further CHF 16.7 million was invested in refurbishment and renovation projects. The portfolio comprises 76 properties, with a high proportion of residential properties at 86%.
The return on investment for the first half of 2026 was 2.16%, compared with 1.88% in the same period of the previous year. At the same time, the rent default rate fell from 3.08% to 1.82%.
Further growth and higher income in the healthcare property sector
Fixed assets increased by around 22% compared with the same date last year to CHF 611 million. In the first half of 2026, two care homes were acquired in the canton of Bern and a medical centre in the canton of Solothurn.
Net income rose from CHF 7.4mn to CHF 8.6mn (+16.2%) in the first half of 2026 compared with the same period last year, mainly thanks to the acquisitions made.
The return on investment reached 2.48% in the first half of 2026, compared with 2.06% in the same period of the previous year.
The weighted remaining term of the fixed-term commercial leases of 14.4 years provides a long-term basis for returns.
Infrastructure investment group achieves a net TVPI of 1.11x and plans its first distribution
The Sustainable Infrastructure (evergreen) investment group performed well in the first half of 2026. The net asset value (NAV) per unit rose by 8.82%. The net TVPI, the ratio of total value to capital contributed after costs, reached a value of 1.11x as at 30 June 2026. Through two primary funds and two co-investments, the investment group held stakes in 13 portfolio companies across ten countries as at 30 June 2026.
Around 82% of investors’ capital commitments have been drawn down. An initial distribution of approximately 4% is planned for early 2027.
The investment group provides Swiss pension funds with access to sustainable infrastructure in the European and North American mid-market – a hard-to-access segment offering attractive risk-return profiles, good diversification potential and lower competitive pressure. The investment approach combines primary funds, co-investments and secondary transactions, thereby enabling the efficient deployment of capital with timely capital calls.
