La soci\u00e9t\u00e9 a b\u00e9n\u00e9fici\u00e9 d&#8217;une augmentation des revenus locatifs, de la ma\u00eetrise des d\u00e9penses op\u00e9rationnelles et d&#8217;une r\u00e9\u00e9valuation favorable de ses immeubles.<\/strong><\/p>\n\n\n\n<p>Le r\u00e9sultat d&#8217;exploitation a augment\u00e9 de 7.2 % par rapport \u00e0 l&#8217;ann\u00e9e pr\u00e9c\u00e9dente pour atteindre CHF 7.0 millions (30.06.2024 : CHF 6.5 millions), gr\u00e2ce aux efforts de location, \u00e0 la livraison d&#8217;un nouvel immeuble situ\u00e9 \u00e0 Bussigny, Mochettaz 7 et \u00e0 l&#8217;indexation des contrats de location.<\/p>\n\n\n\n<p>Les charges d&#8217;exploitation ont diminu\u00e9 de 0.9 % par rapport \u00e0 l&#8217;ann\u00e9e pr\u00e9c\u00e9dente. D&#8217;une part, les charges immobili\u00e8res ont augment\u00e9 pour atteindre CHF 1.9 millions (30.06.2024 : CHF 1.7 millions), refl\u00e9tant principalement l&#8217;ajout de l&#8217;immeuble situ\u00e9 \u00e0 Bussigny, Mochettaz 7. Cette augmentation comprend \u00e9galement les frais de chauffage et accessoires non r\u00e9cup\u00e9rables, conform\u00e9ment \u00e0 la transition contractuelle d&#8217;un bail triple-net vers un bail commercial standard. Les frais d&#8217;entretien ont \u00e9t\u00e9 conformes aux pr\u00e9visions. D&#8217;autre part, les autres charges d&#8217;exploitation ont diminu\u00e9 pour s&#8217;\u00e9tablir \u00e0 CHF 1.2 millions (30.06.2024 : CHF 1.4 millions).<br>Il en r\u00e9sulte une am\u00e9lioration du r\u00e9sultat d&#8217;exploitation avant r\u00e9\u00e9valuation de 15.3 % \u00e0 CHF 3.9 millions (30.06.2024 : CHF 3.4 millions).<\/p>\n\n\n\n<p>La valeur du portefeuille immobilier est pass\u00e9e de 261,1 millions de CHF \u00e0 CHF 269.8 millions, gr\u00e2ce \u00e0 CHF 5.7 millions d&#8217;investissements et CHF 3.0 millions de gains de r\u00e9\u00e9valuation.<\/p>\n\n\n\n<p>La soci\u00e9t\u00e9 a ainsi am\u00e9lior\u00e9 son b\u00e9n\u00e9fice pour la p\u00e9riode sous revue de 58.7 % pour atteindre CHF 5.0 millions (30.06.2024 : CHF 3.2 millions).<\/p>\n\n\n\n<p>Au cours de l&#8217;exercice, le ratio d&#8217;endettement a diminu\u00e9 pour s&#8217;\u00e9tablir \u00e0 46.44 % (31.12.2024 : 47.59 %). La dur\u00e9e moyenne des dettes a augment\u00e9 \u00e0 3.54 ans (31.12.2024 : 2.66 ans) et le taux d&#8217;int\u00e9r\u00eat moyen pond\u00e9r\u00e9 a diminu\u00e9 \u00e0 1.74 % (31.12.2024 : 1.85 %).<\/p>\n\n\n\n<p>La VNI de la soci\u00e9t\u00e9 a augment\u00e9 de 4,4 % pour atteindre CHF 118.8 millions (31.12.2024 : CHF 113.8 millions) au cours des six derniers mois, la VNI par action passant \u00e0 3.12 CHF (31.12.2024 : CHF 2.99), refl\u00e9tant la solide performance op\u00e9rationnelle.<\/p>\n\n\n\n<p><strong>Hanspeter Berchtold<\/strong>, CIO Real Estate chez Patrimonium Asset Management SA, commente : \u00ab <em>Au premier semestre 2025, nous avons enregistr\u00e9 une augmentation significative de nos b\u00e9n\u00e9fices.
