Les loyers encaiss\u00e9s ont augment\u00e9 de plus de 4% par rapport \u00e0 la m\u00eame p\u00e9riode de l\u2019ann\u00e9e pr\u00e9c\u00e9dente. La valeur nette d\u2019inventaire (VNI) par part est pass\u00e9e de CHF 145.47 au 31 mars 2024 (apr\u00e8s distribution de CHF 3.70) \u00e0 CHF 147.29 au 30 septembre 2024 (+1.25 %).<\/p>\n\n\n\n<p>Dans un contexte immobilier de forte demande, les revenus locatifs sont pass\u00e9s de CHF 25&#8217;660\u2019205 \u00e0 CHF 26\u2019763&#8217;822 au cours des six premiers mois de l&#8217;exercice 2024\/2025, soit une augmentation de 4.3%. Cette augmentation s\u2019explique par l\u2019acquisition de nouveaux immeubles (+2.51 %), par la r\u00e9duction du taux de vacance (+1.24%), l\u2019indexation des loyers et les nouvelles locations (+1.79%). Ce r\u00e9sultat a pu \u00eatre atteint malgr\u00e9 quelques pertes dues \u00e0 des d\u00e9biteurs douteux (-1.24%).<\/p>\n\n\n\n<p>Au cours de la p\u00e9riode, le fonds a acquis deux immeubles r\u00e9sidentiels dans le canton de Vaud comprenant 50 appartements pour un montant de CHF 19.5 millions. Ces immeubles g\u00e9n\u00e8reront pour le fonds un revenu locatif annuel suppl\u00e9mentaire de CHF 906&#8217;252 (+1.75% est.). Deux petits immeubles d&#8217;habitation dans les cantons de Vaud et de Fribourg seront vendus le 1er janvier 2025 pour un montant de env. CHF 9 millions avec un gain en capital substantiel.<\/p>\n\n\n\n<p>Le projet de construction de Renens avance comme pr\u00e9vu avec une livraison planifi\u00e9e pour l\u2019\u00e9t\u00e9 2025, tandis que la commercialisation devrait commencer au d\u00e9but de l\u2019ann\u00e9e 2025. La signature de baux \u00e0 loyer pour une partie des surfaces commerciales est en cours.<\/p>\n\n\n\n<p>Pour l&#8217;ancien site de la filature \u00e0 Baar, le nouveau plan de quartier en force, qui offre 72&#8217;000 m2 de surface locative, est attendu pour le printemps 2025. L&#8217;objectif est d&#8217;obtenir un permis de construire dans le courant de l&#8217;ann\u00e9e 2026 afin d\u2019entamer la premi\u00e8re \u00e9tape de construction.
