(BX Swiss : &#8220;PATRI&#8221;) publie son rapport semestriel et fait \u00e9tat de solides r\u00e9sultats pour le premier semestre de l&#8217;ann\u00e9e 2024 se terminant le 30.06.2024, avec un r\u00e9sultat d&#8217;exploitation net en hausse de 15.7 %, passant de CHF 4.1 \u00e0 4.8 mio. par rapport au semestre se terminant le 30.6.2023, et un b\u00e9n\u00e9fice net de CHF 3.2 mio. comprenant un gain de r\u00e9\u00e9valuation de CHF 1.8 mio. La valeur du portefeuille a augment\u00e9 pour atteindre CHF 260.6 mio., avec l&#8217;ach\u00e8vement r\u00e9ussi du nouvel immeuble de bureaux \u00e0 Bussigny en mai.<\/strong><\/p>\n\n\n\n<p>L&#8217;augmentation du revenu net d&#8217;exploitation a \u00e9t\u00e9 obtenue gr\u00e2ce \u00e0 l&#8217;augmentation des revenus et \u00e0 la r\u00e9duction des d\u00e9penses immobili\u00e8res. Les revenus ont augment\u00e9 de 7.1 % pour atteindre CHF 6.5 mio., gr\u00e2ce \u00e0 la signature de nouveaux baux \u00e0 Crissier, Reinach et dans le nouvel immeuble de Bussigny. Le taux d&#8217;occupation de l&#8217;immeuble de Reinach, acquis vide l&#8217;ann\u00e9e derni\u00e8re, atteint 51.1% au 30.6.2024. La r\u00e9duction des co\u00fbts d&#8217;entretien a notamment permis aux charges immobili\u00e8res de diminuer de 11.4% par rapport au 30.6.2023 pour atteindre CHF 1.7 mio. Malgr\u00e9 une augmentation des autres charges d&#8217;exploitation \u00e0 CHF 1.4 mio., le r\u00e9sultat d&#8217;exploitation avant r\u00e9\u00e9valuation a augment\u00e9 \u00e0 CHF 3.4 mio. (+9,8% par rapport au 30.6.2023).<\/p>\n\n\n\n<p>La valeur du portefeuille est pass\u00e9e de CHF 254.8 mio. \u00e0 CHF 260.6 mio. au cours du semestre gr\u00e2ce \u00e0 des investissements (CHF 4 mio.) et \u00e0 un gain de r\u00e9\u00e9valuation de CHF 1.8 mio. sur le portefeuille existant. Le semestre s&#8217;ach\u00e8ve sur un b\u00e9n\u00e9fice net de la p\u00e9riode de CHF 3.2 mio., inf\u00e9rieur \u00e0 celui du premier semestre 2023, qui avait \u00e9t\u00e9 marqu\u00e9 par un gain exceptionnel sur l&#8217;acquisition de Reinach.<\/p>\n\n\n\n<p>Au 30.6.2024, les emprunts bancaires s&#8217;\u00e9levaient \u00e0 CHF 127.9 mio. (31.12.2023 : CHF 126.1 mio.). Le taux d&#8217;endettement a diminu\u00e9 \u00e0 48.26% (31.12.2023 : 48.73%), en raison d&#8217;une r\u00e9\u00e9valuation positive et d&#8217;un amortissement continu de la dette. Le taux d&#8217;int\u00e9r\u00eat moyen pond\u00e9r\u00e9 a l\u00e9g\u00e8rement baiss\u00e9 \u00e0 2.09% au 30.06.2024 (31.12.2023 : 2.19%), en raison de la baisse des taux SARON. La dur\u00e9e moyenne de la dette est pass\u00e9e \u00e0 2,96 ans.<\/p>\n\n\n\n<p>Le capital-actions de la soci\u00e9t\u00e9 est rest\u00e9 constant \u00e0 CHF 38&#8217;101&#8217;266 au 30.6.2024. La valeur nette d&#8217;inventaire (VNI) de Patrimonium Urban Opportunity SA. au 30.06.2024 est de CHF 111&#8217;710&#8217;052 (31.12.2023 : CHF 108&#8217;557&#8217;404), ce qui se traduit par une augmentation de la VNI par action d&#8217;environ 3%, \u00e0 CHF 2.94 (contre CHF 2.85 au 31.12.2023).<br><br>En mai 2024, Patrimonium Urban Opportunity SA. a achev\u00e9 le d\u00e9veloppement d&#8217;un immeuble de bureaux durable \u00e0 Bussigny Mochettaz 7, ce qui a entra\u00een\u00e9 un gain de r\u00e9\u00e9valuation.<\/p>\n\n\n\n<p>Cet immeuble de bureaux de premier ordre situ\u00e9 \u00e0 proximit\u00e9 de la gare de Bussigny a une faible empreinte \u00e9cologique. Il int\u00e8gre des \u00e9l\u00e9ments durables, notamment un puit canadien, des panneaux photovolta\u00efques connect\u00e9s \u00e0 un r\u00e9seau intelligent, des pompes \u00e0 chaleur et l&#8217;automatisation du b\u00e2timent avec g\u00e9o-cooling via des r\u00e9servoirs de stockage d&#8217;eau. La production d&#8217;\u00e9lectricit\u00e9 est largement positive puisque les panneaux photovolta\u00efques produisent plus d&#8217;\u00e9lectricit\u00e9 que le b\u00e2timent n&#8217;en consomme. Les co\u00fbts et les d\u00e9lais du chantier ont \u00e9t\u00e9 respect\u00e9s et la propri\u00e9t\u00e9 a \u00e9t\u00e9 livr\u00e9e avec succ\u00e8s en mai 2024. 62% des surfaces sont d\u00e9j\u00e0 lou\u00e9es \u00e0 long terme \u00e0 deux locataires commerciaux. Une fois enti\u00e8rement lou\u00e9, l&#8217;immeuble ajoutera des revenus suppl\u00e9mentaires de CHF 0.73 mio. au portefeuille. Le d\u00e9fi de construire un b\u00e2timent r\u00e9pondant aux normes \u00e9cologiques les plus \u00e9lev\u00e9es, tout en offrant des loyers conformes au march\u00e9, a \u00e9t\u00e9 relev\u00e9 avec succ\u00e8s.<br><br><em>&#8220;Nous restons confiants dans l&#8217;avenir du march\u00e9 immobilier suisse.
