La base d\u2019actifs de la soci\u00e9t\u00e9 s&#8217;est consid\u00e9rablement \u00e9largie, tandis que les r\u00e9novations et l&#8217;acquisition d\u2019un nouvel immeuble pr\u00e9parent le terrain pour la croissance future.<\/strong><\/p>\n\n\n\n<p><strong>Un march\u00e9 de l&#8217;immobilier commercial r\u00e9silient<\/strong><\/p>\n\n\n\n<p>Malgr\u00e9 les hausses de taux d&#8217;int\u00e9r\u00eat et les incertitudes \u00e9conomiques, le march\u00e9 de l&#8217;immobilier commercial en Suisse reste solide. La demande continue d&#8217;\u00eatre forte pour les espaces de bureaux, les installations industrielles et les surfaces logistiques, ce qui t\u00e9moigne de la force de l&#8217;\u00e9conomie suisse.<\/p>\n\n\n\n<p><strong>Investissements cl\u00e9s et croissance du portefeuille<\/strong><\/p>\n\n\n\n<p>Au cours du premier semestre, Patrimonium Urban Opportunity SA a ajout\u00e9 \u00e0 son portefeuille un immeuble important \u00e0 Reinach, K\u00e4genstrasse 12\/14. La fusion annonc\u00e9e avec sa filiale Protir SA a \u00e9t\u00e9 conclue avec succ\u00e8s avec effet au 1<sup>er<\/sup> janvier 2023, afin de rationaliser les op\u00e9rations et de renforcer l&#8217;efficacit\u00e9. Durant ce semestre, des investissements totalisant 15,3 millions de francs suisses ont \u00e9t\u00e9 engag\u00e9s, comprenant l&#8217;acquisition \u00e0 Reinach et les projets actuellement en cours \u00e0 La Voie-Creuse (Gen\u00e8ve) et au Chemin de Mochettaz 7 (Bussigny).<\/p>\n\n\n\n<p><strong>Diversification des locataires et sant\u00e9 financi\u00e8re<\/strong><\/p>\n\n\n\n<p>Le portefeuille reste solide, affichant une dur\u00e9e moyenne pond\u00e9r\u00e9e des baux non expir\u00e9s (WAULT) de 7,32 ans pour les principaux locataires, confirmant ainsi sa stabilit\u00e9. Patrimonium Urban Opportunity SA maintient sa solidit\u00e9 financi\u00e8re, avec un b\u00e9n\u00e9fice net pour le deuxi\u00e8me trimestre 2023 qui a plus que doubl\u00e9 en d\u00e9passant les 3,9 millions de francs suisses &#8211; une augmentation de plus de 100 % par rapport \u00e0 la m\u00eame p\u00e9riode de l&#8217;ann\u00e9e derni\u00e8re. De plus, la valeur nette d&#8217;inventaire (VNI) a atteint CHF 2,97, ce qui correspond \u00e0 une augmentation de 7,2% au cours des 12 derniers mois. Le revenu net d&#8217;exploitation (NOI) a augment\u00e9 de 14,5% pour atteindre CHF 4,16 millions, et le revenu locatif a connu une hausse de 14,5% atteignant CHF 5,95 millions par rapport \u00e0 la fin de l\u2019ann\u00e9e 2022. Enfin, un gain de r\u00e9\u00e9valuation substantiel de plus de CHF 3 millions, provenant en grande partie de la r\u00e9cente acquisition et des projets en cours, a consid\u00e9rablement renforc\u00e9 les r\u00e9sultats.<\/p>\n\n\n\n<p><strong>Strat\u00e9gie pr\u00e9visionnelle<\/strong><\/p>\n\n\n\n<p>Patrimonium Urban Opportunity SA est en avance sur le calendrier du projet de construction au Chemin de Mochettaz 7 \u00e0 Bussigny.
