La valeur nette d&#8217;inventaire par part est pass\u00e9e de CHF 146.76 (apr\u00e8s distribution) \u00e0 CHF 148.44, avec un taux d&#8217;endettement de 20.69% (apr\u00e8s l&#8217;augmentation de capital de juillet 2022 ; 31.03.2022 : 24.51%) et un taux d&#8217;int\u00e9r\u00eat moyen de 1.20%.<\/strong><\/p>\n\n\n\n<p>Au 30 septembre 2022, le portefeuille immobilier se composait de 54 immeubles d&#8217;habitation, 9 immeubles \u00e0 usage mixte et 5 immeubles \u00e0 usage commercial, pour une valeur totale de CHF 1&#8217;138 mios (31.03.2022 : CHF 1&#8217;133 mios).<\/p>\n\n\n\n<p>Afin d&#8217;am\u00e9liorer le standard de qualit\u00e9 des immeubles et de continuer \u00e0 augmenter les revenus locatifs et la valeur des immeubles, le fonds poursuit sa strat\u00e9gie en investissant dans des r\u00e9novations globales, le d\u00e9veloppement de projets de construction, la sur\u00e9l\u00e9vation d&#8217;immeubles existants, ainsi que des mesures d&#8217;am\u00e9lioration \u00e9nerg\u00e9tique. Les r\u00e9novations int\u00e9rieures et ext\u00e9rieures de 2 immeubles au Grand-Lancy et Efringerstrasse \u00e0 B\u00e2le-Ville ont \u00e9t\u00e9 men\u00e9es \u00e0 bien.<\/p>\n\n\n\n<p>Le d\u00e9veloppement du site de Baar\/ZG, que le fonds poss\u00e8de en copropri\u00e9t\u00e9 avec la Fondation de placement Patrimonium, progresse. Une votation populaire sur le d\u00e9veloppement du site aura lieu en juin 2023. En cas d&#8217;acceptation, le permis de construire sera rapidement d\u00e9livr\u00e9. Le projet de transformation de l&#8217;immeuble commercial situ\u00e9 au Chemin du Ch\u00eane 3-5 \u00e0 Renens\/VD sera approuv\u00e9 en d\u00e9cembre 2022. L&#8217;immeuble commercial doit \u00eatre transform\u00e9 en un immeuble \u00e0 usage mixte. Il est pr\u00e9vu de cr\u00e9er 51 lofts sur plus de 35 % de la surface. Le volume d&#8217;investissement s&#8217;\u00e9l\u00e8ve \u00e0 CHF 49 mios.<\/p>\n\n\n\n<p>Le 7 octobre 2022, le PSREF a acquis en copropri\u00e9t\u00e9, avec la Fondation de placement Patrimonium, un immeuble commercial \u00e0 Kloten\/ZH. Les 51% de parts d\u00e9tenues par PSREF, d&#8217;une valeur de CHF 22 mios, g\u00e9n\u00e8rent des revenus locatifs annuels de CHF 1,3 mios.
