Cette hausse des taux intervient dans un contexte d\u00e9j\u00e0 exigeant pour le secteur immobilier (post-Covid, conflit ukrainien et inflation avec rench\u00e9rissement des mat\u00e9riaux de construction et des mati\u00e8res premi\u00e8res).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En tant qu&#8217;acteur important du secteur immobilier suisse, Patrimonium s&#8217;int\u00e9resse de pr\u00e8s \u00e0 cette situation et l&#8217;\u00e9value comme suit :<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Nous nous attendons \u00e0 ce que les taux d&#8217;int\u00e9r\u00eat continuent \u00e0 augmenter \u00e0 moyen terme.<\/li><li>L&#8217;environnement inflationniste persiste<\/li><li>Nous nous attendons \u00e0 une situation toujours tendue sur les march\u00e9s de livraison au cours des prochains mois, avec des co\u00fbts plus \u00e9lev\u00e9s et des difficult\u00e9s de livraison.<\/li><li>Les fondamentaux de l&#8217;immobilier suisse sont bons : immigration, taux d&#8217;inoccupation, p\u00e9nurie d&#8217;offre et hausse des loyers. L&#8217;\u00e9conomie est solide et pr\u00e9sente de faibles taux de ch\u00f4mage.<\/li><li>Nous estimons que les strat\u00e9gies immobili\u00e8res de Patrimonium sont globalement r\u00e9sistantes \u00e0 la crise et s\u00fbres :<br>o Positionnement g\u00e9ographique et sociographique dans des segments s\u00fbrs, avec une part imortante de contrats de location index\u00e9s y compris dans le secteur r\u00e9sidentiel (s\u00e9curit\u00e9 du cash-flow).<br>o Une grande partie du portefeuille est investie dans le segment locatif r\u00e9sidentiel inf\u00e9rieur et moyen, plus r\u00e9sistant \u00e0 la conjoncture.<br>o Co\u00fbts de construction garantis pour les projets en cours<br>o Faible taux d&#8217;endettement<br>o Faible taux de vacance<br>Apr\u00e8s des ann\u00e9es de forte croissance, nous nous attendons \u00e0 un ralentissement (de la croissance) ou \u00e0 une stabilisation des estimations de la valeur du trafic. Le faible taux de vacance et le positionnement dans le segment des loyers bas \u00e0 moyens contribuent \u00e0 une \u00e9volution positive des portefeuilles de Patrimonium.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">En tant qu&#8217;investisseur sur les march\u00e9s priv\u00e9s, Patrimonium prend ses d\u00e9cisions sur le long terme.<br><br>Dans ce contexte, Patrimonium agit comme suit:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Afin d&#8217;assurer le d\u00e9veloppement futur du Patrimonium Swiss Real Estate Fund, de saisir les opportunit\u00e9s et d&#8217;am\u00e9liorer encore la structure financi\u00e8re, une augmentation de capital de CHF 50 mio. sera r\u00e9alis\u00e9e avec un d\u00e9lai de souscription du 22.06 au 06.07.2022 \/ 12h00 (rapport de souscription 16:1, plus de d\u00e9tails).
