Wachstum verzeichnen im ersten Halbjahr 2026 alle drei Anlagegruppen \u00abWohnimmobilien Schweiz\u00bb, \u00abGesundheitsimmobilien Schweiz\u00bb und \u00abNachhaltige Infrastruktur (evergreen)\u00bb. Die Anlagegruppe Nachhaltige Infrastruktur erreicht einen Net-TVPI von 1.11x und plant Anfang 2027 erstmals eine Aussch\u00fcttung von rund 4% an die Anleger.<\/strong><\/p>\n\n\n\n

H\u00f6here Rendite und deutlich tiefere Mietausf\u00e4lle im Wohnportfolio<\/strong><\/p>\n\n\n\n

Das Anlageverm\u00f6gen stieg per 30. Juni 2026 gegen\u00fcber dem Vorjahresstichtag um rund 18% auf CHF 1\u2019156 Mio<\/strong>. Im ersten Halbjahr wurden sechs Wohnliegenschaften f\u00fcr insgesamt CHF 69.3 Mio. in den Kantonen Z\u00fcrich, Genf, Basel Stadt und Aargau erworben und weitere CHF 16.7 Mio. in Umbau- und Sanierungsprojekte investiert. Das Portfolio umfasst 76 Liegenschaften mit einem hohen Wohnanteil von 86%.<\/p>\n\n\n\n

Die Anlagerendite betrug im ersten Halbjahr 2026 2.16%, gegen\u00fcber 1.88%<\/strong> in der Vorjahresperiode. Gleichzeitig sank die Mietausfallquote von 3.08% auf 1.82%.

Weiteres Wachstum und h\u00f6here Ertr\u00e4ge im Bereich Gesundheitsimmobilien<\/strong><\/p>\n\n\n\n

Das Anlageverm\u00f6gen erh\u00f6hte sich gegen\u00fcber dem Vorjahresstichtag um rund 22% auf CHF 611 Mio. Im ersten Halbjahr 2026 wurden im Kanton Bern zwei Pflegeheime und ein \u00c4rztehaus im Kanton Solothurn erworben.<\/p>\n\n\n\n

Der Nettoertrag stieg gegen\u00fcber der Vorjahresperiode von CHF 7.4 Mio. auf CHF 8.6 Mio.<\/strong> (+16.2%) im ersten Halbjahr 2026 an, haupts\u00e4chlich dank den get\u00e4tigten Akquisitionen.<\/p>\n\n\n\n

Die Anlagerendite erreichte im ersten Halbjahr 2026 2.48%, gegen\u00fcber 2.06% in der Vorjahresperiode.<\/p>\n\n\n\n

Die gewichtete Restlaufzeit der fixierten kommerziellen Mietvertr\u00e4ge von 14.4 Jahren<\/strong> bietet eine langfristige Ertragsbasis.

Infrastruktur-Anlagegruppe erreicht Net-TVPI von 1.11x und plant erste Aussch\u00fcttung<\/strong><\/p>\n\n\n\n

Die Anlagegruppe Nachhaltige Infrastruktur (evergreen) entwickelte sich im ersten Halbjahr 2026 positiv. Der Nettoinventarwert (NAV) pro Anspruch stieg um 8.82%<\/strong>. Der Netto-TVPI, das Verh\u00e4ltnis des Gesamtwerts zum eingezahlten Kapital nach Kosten, erreichte per 30. Juni 2026 einen Wert von 1.11x.<\/strong> \u00dcber zwei Prim\u00e4rfonds und zwei Co-Investitionen war die Anlagegruppe per 30. Juni 2026 an 13 Portfoliounternehmen in zehn L\u00e4ndern beteiligt.

Rund 82% der Kapitalzusagen der Anleger sind abgerufen. Per Anfang 2027 ist eine erste Aussch\u00fcttung von voraussichtlich rund 4% vorgesehen<\/strong>.<\/p>\n\n\n\n

Die Anlagegruppe erschliesst Schweizer Pensionskassen nachhaltige Infrastruktur in europ\u00e4ischen und nordamerikanischen Mid-Market \u2013 einem schwer zug\u00e4nglichen Segment mit attraktiven Rendite-Risiko-Profilen, gutem Diversifikationspotenzial und geringerem Wettbewerbsdruck. Der Investitionsansatz kombiniert Prim\u00e4rfonds, Co-Investitionen und Sekund\u00e4rtransaktionen und erm\u00f6glicht damit einen effizienten Kapitaleinsatz mit zeitnahen Kapitalabrufen.<\/strong><\/p>\n\n\n\n
